There is one detail in a hot, humid, air-conditioned climate that is the reverse of what most published guidance assumes, and getting it wrong builds condensation into a roof. In a cold climate the vapour barrier goes on the warm inner side, because moisture is being driven outward from inside. Here the drive is inward: the outside air is hot and full of water, the inside is cooled and dry, and vapour pushes in through the construction until it reaches a surface cold enough to condense on — which is somewhere inside the insulation. So the barrier belongs on the outer, warm side, and a roof detailed to a temperate standard will collect water inside itself, quietly, until the ceiling stains. State the construction and the internal design condition and the layer order can be checked. Beyond that, roof surface temperature is the other lever: a reflective outer surface reduces both the cooling load and the thermal movement the sheets have to accommodate.
The more of this you send, the closer the first quotation lands.
| Roof construction | Metal deck, built-up, concrete with membrane, or sandwich panel |
|---|---|
| Internal design condition | Air conditioned and dry, or unconditioned |
| Vapour barrier position | On the outer warm side here, not the inner side |
| Thermal performance | The U-value or R-value the design requires |
| Insulation type | Mineral wool, rigid board, or an insulated panel core |
| Fire performance | The requirement for the panel core or the insulation |
| Surface reflectivity | It reduces the cooling load and the thermal movement |
| Thermal movement | Sheet lengths and fixing details that allow for it |
| Wind uplift | Design wind speed and the fixing pattern it requires |
| Waterproofing | Membrane type, laps and the detailing at upstands |
| Fixings | Sealing washers, and their expected life in this sun |
| Falls and drainage | Roof falls, outlets and overflow provision |
